The project is a Residential and Service Building located on Rruga e Durrësit, Tirana, designed by Papavasili Studio. The site covers 2,268 m² and features a flat, urbanized terrain surrounded by residential and green areas. Architecturally, the building develops in an “L” shape, determined by site conditions and urban context. It includes 6, 8, and 10 above-ground floors and 2 underground parking levels. The ground floor accommodates commercial and service spaces, while the upper floors house apartments of various typologies (1+1, 2+1, 3+1). The design prioritizes natural light, ventilation, and flexible interior organization. The facades reflect a contemporary architectural language, combining ventilated brick cladding with large asymmetrical aluminum-glass openings. This approach ensures both aesthetic balance and energy efficiency, while materials meet modern standards for thermal insulation, acoustic comfort, and sustainability. Overall, the project aims to create a modern urban landmark that enhances the architectural character of Rruga e Durrësit through clarity, functionality, and timeless design.

8-STORY RESIDENTIAL AND COMMERCIAL BUILDING

Situated on “Nexho Konomi” Street, this 6- and 8- story mixed-use residential building with two underground parking levels is designed to blend urban functionality with contemporary architectural expression. The structure follows a clean rectangular plan, centered around a vertical core with an elevator and staircase that organizes circulation efficiently. Around this core, the apartments unfold symmetrically, ensuring maximum natural light and ventilation while optimizing volumetric balance as the building ascends. The ground floor hosts commercial spaces that activate the street front, while upper floors accommodate a variety of apartment types designed with simplicity, clarity, and functionality. Two underground levels provide 44 parking spaces, meeting local urban standards and ensuring optimal accessibility for residents and visitors alike. The façade expresses a modern and refined architectural language: a ventilated skin combining glass and refined surface finishes with aluminum-framed windows arranged asymmetrically. The rhythm of solid and transparent elements creates a visual balance, giving the building an elegant, lightweight presence despite its mass. Inspired by the Albanian avant-garde Architecture, the design transforms the rationality of structure into an artistic expression of lightness and rhythm. It stands as a testament to Tirana’s modern spirit — where local sensibility, material honesty, and contemporary form coexist in a single architectural narrative.

The project envisions a Residential and Service Building located on Rruga “Nikolla Lena”, Tirana, developed by Future Enterprises and Investments sh.p.k. and designed by Papavasili Studio. Situated on a 2,196 m² site within the approved urban plan (PDV, Structural Unit TR/133, Subunit 2), the development consists of 1, 5, 7, 9, and 10 floors above ground and 2 underground parking levels, with a total construction area of 10,656 m². The building follows an “L”-shaped layout, guided by urban and volumetric conditions. A central vertical circulation core—comprising staircases and elevators—organizes the apartments efficiently across each level. The ground floor hosts commercial and service areas, while the upper floors feature apartments of various typologies with optimal orientation, natural lighting, and balconies. The facade reflects a contemporary minimalist approach, combining ventilated brick cladding with large asymmetrically framed glass openings. This composition enhances energy performance and acoustic comfort while expressing balance and modernity within Tirana’s dense urban fabric. Rooted in the philosophy of Albanian Avant-garde Architecture, the project reinterprets local materiality and proportion through a modern lens—celebrating simplicity, rhythm, and contextual harmony. It stands as a statement of refined innovation, merging functionality with cultural identity to elevate the architectural narrative of the city. Overall, this development embodies Papavasili Studio’s vision of blending architectural precision, sustainability, and avant-garde aesthetics to shape the future of urban living in Albania.

12-STORY RESIDENTIAL AND COMMERCIAL BUILDING

Located on Myslym Shyri Street, this 12-story residential and commercial building with two underground parking levels embodies a balance of functionality, elegance, and modern Albanian urban design. The architectural concept is based on a vertical core structure that organizes circulation efficiently, surrounded by well-lit, naturally ventilated apartments. The façade follows a contemporary language, combining glass and concrete in a rhythmic grid that reflects both solidity and transparency, integrating harmoniously with its urban surroundings. With 36 underground parking spaces and flexible commercial units at ground level, the building represents a refined approach to vertical living and modern city life in Tirana. Rooted in the spirit of Albanian avant-garde architecture, the project reinterprets traditional notions of proportion, material honesty, and urban rhythm through a minimalist and functional design language. It reflects the evolving identity of Albanian architecture — modern, grounded, and expressive — bridging local character with contemporary global aesthetics.
